This project involves the demolition of two existing buildings located on the corner of City Road and along Featherstone Street and redevelopment to provide a new high-quality building offering office accommodation, ground floor retail and affordable workspace.

The proposal consists of four principal blocks: the first, fronting the corner of City Road, is 11 storeys in height; the adjacent second block is 10 storeys; and the final two blocks along Featherstone Street are both 5 storeys in height.

The multi-use nature of the proposed building responds to the high demand for office space of varying sizes in the Old Street area, which has been termed ‘Tech City’ and is a burgeoning commercial hub of international significance. Furthermore, it contributes to the growing local network of retail and hospitality establishments on offer to the public and building users nearby.

The ambition of the proposal is to create an architecturally-rich scheme within the context which complements the surrounding commercial Victorian typologies of Clerkenwell and Shoreditch; a building that is sufficiently robust and flexible to ensure its continued use well into the future as London’s Victorian building stock has proven to date.

The proposed office accommodation boasts generous floor-to-ceiling heights, fully openable windows allowing natural ventilation, and efficient and discreet mechanical services with excellent overall environmental performance. Additional amenity is offered with a number of accessible external spaces, including a sheltered loggia at ground floor and roof terraces, and generous communal breakout space for the demised affordable workspaces.
