A 3 hectare site located on the northern most tip of the Plough Way masterplan, identified in the North Lewisham Masterplan (NLM) as an irregular shape site between Evelyn Street, Plough Way and the northern part of the Pepys Estate.

The NLM sets out a number of strategies to establish North Lewisham's identity ensuring it becomes a destination rather than a tributary into London Central. Core to this vision is in the connection of public spaces and the permeability between sites, thus promoting accessibility throughout the borough.

This scheme develops the findings of the NLM, providing a mix of private and affordable housing units around two accessible public spaces; one covered and thus conceived as an arcade, the second a larger open urban space which links the site back to the northern most tip of a green corridor formed over a disused canal.

112 residential units are located in two blocks orientated away from each other, but planned as mirrored twins, located on approximately 10,000sqft of B1 commercial space at ground floor. The flipping of every other ‘identical' floor plate, creates deep reveals for inset balconies serving the larger family units located at the corners.
