Under Construction : R7 Kings Cross

Construction of R7, a highly flexible mixed-use building, including 155,079 sq ft of versatile office space along with retail and public amenities to King’s Cross, is now well underway.

R7 is situated on Handyside Street, which sits to the north of the University of the Arts London. The building is within a few minute’s walk of King’s Cross and St Pancras International stations. The scheme encapsulates and responds to the very ethos of King’s Cross: a vibrant neighbourhood with a varied community. The building will offer something for everyone whether visiting, living or working in the area.

Argent and Duggan Morris Architects worked to identify how to make R7 as suitable and desirable as possible for tenants, both in business and socially. All upper floors feature a generous ceiling height of 3.2m to maximise the sense of space and light. The building integrates a variety of shared spaces to encourage collaboration and community, including an active ground floor and communal roof terrace. The ground level features a restaurant, cinema and gallery space, to be enjoyed by the public as well as tenants.

Marking the intersection of Handyside Street and Beaconsfield Street, R7 comprises a ‘shifted grid’ form when viewed from above, but exists on street level as one unified building. With its unique profile, resembling two towers finished in rose pink and deep copper pink panels, Duggan Morris Architects have created an eye-catching and characterful building complimentary to the Victorian industrial design of the area.

The concrete frame is now almost complete, whilst the distinctive two tone pink jacket of extruded aluminium fins is now 65% complete with all panels in place up to ne including the seventh floor. Construction is due to complete during summer 2017.
